We use a standard Texas Apartment Association (TAA) lease. Please see the TAA website at for more information. They typically have a sample lease and new in 2009 a video that explains the parts of the lease. This is a good resource for prospective and current tenants.
No. All of our units and houses are STRICTLY non-smoking only. You may smoke outside the unit. Please dispose of your cigarette butts responsibly.

Yes, we do allow pets. Most of our properties have solid flooring in the common areas and carpet in the bedrooms, so they’re very pet-friendly.

We have a pet policy of no more than 2 pets and no more than 50 pounds combined weight. The fee is $500 per pet. The monthly pet rent is $20.

The following breeds are restricted: Pit Bull, Staffordshire Terriers, Rottweilers, German Shepherds, Akitas and all other aggressive breeds.

A pet agreement must be turned in to our office with any applicable fees BEFORE the pet(s) is brought on to the property.

Please refer to a copy of your lease for this information. Typically rent is due on the 1st of the month. If being mailed it must be received by the 1st. Your lease will cover specifics of a grace period, if any. It will also include specifics of applicable late charges, if any. Remember that it is due on or before the due date. This includes when the due date falls on a Sunday or holiday. If you are dropping your rent off in person, please note the posted hours of operation for The UPS Store where the box is located. The rent is due on the same day every month. This is a firm deadline, no additional grace will be provided outside of the lease specifics.
Please review your lease for this information because information may vary by property. Typically, payments may be mailed or dropped of at our mailing address location (1511 Texas Ave. S. #175, College Station, TX 77840). If dropping of a payment in person, please review the posted hours and dates of operation. Please pay by check, money order, or cashiers check at this location. No cash. Make payable to “Richmond Ridge Townhomes”. Your payment is due on or before the 1st of the month, no exceptions. Typically rent is late after the 3rd, but check your lease paperwork to be sure.

Follow the steps below upon moving out:
1. Call Optimum at 877-409-1583 to close your account and disconnect the additional services you’ve ordered.
2. Please return any additional equipment to the Optimum office at 1440 Texas Ave Ste 4, College Station, TX 77840.

System is hot. Tenants must contact a security system company to set up service at the tenant’s expense.

System is also on a battery back up. If system ‘goes off’, pls enter ‘0000’ to dis-arm. If that does not work, pls un-plug grey / taupe box in utility room.

All smoke detectors are wired hot with a battery back-up. A ‘beeping’ smoke detector indicates a low battery. If your smoke detector is beeping, you will need to replace the 9 volt battery inside the smoke detector.
Move In: After residents have occupied their respective townhome / condo, please take a copy of your signed TAA lease (6 pages) and photo I.D. to the respective Post Office. They will re-key your mail box and issue a new key.

Move Out: Please dispose of mailbox keys. Postal service does not re-cycle used keys and locks.

Due to Building Codes in place during 2006 time of construction, each apartment has an inside, individual water meter. Once per month, the City of Bryan reads the exterior meter and approximately on the same day, your individual inside meter is read.

Since residents will only be charged for their allocated personal use, this method encourages the most efficient consumption both in terms of usage and dollars.
